General

•  Is this a gated community? YES. The outer gate is open daily from 7 am - 8 pm and closed from 8 pm - 7 am.

• How do I open the gate when closed. Using a Call Box or a Remote.

• Will I receive a remote to operate the gate? YES.

•  Is this a maintenance-free community? Community maintenance is provided as part of the HoA fee. For example, mowing, snow removal, painting. For residential units, exterior maintenance such as repairs, painting, etc. are provided. The extent depends on the residential unit type (i.e. Condo, Courtyard home). 

• Is the community within the city limits? YES - residents pay property taxes to Johnson County.

•  Is the community police patrolled? YES.

Management

•  Are the Boards elected? YES, during the Annual HoA meetings.

•  What is covered in my HoA fee? Generally - maintenance of the community and the properties. For HoA1, which has only condominiums, the fee also includes water, sewer and trash removal. For the courtyard homes in HoA2 all utility fees are paid directly by the homeowner.

• Can I pay my HoA fee by direct debit or credit card? No, checks are required which can be personal or from a Bank Bill Pay Service.

•  Will I need homeowners’ insurance? YES, to cover liability, structure and content. For Multi Residential units typically HO-6; for Courtyard Homes typically HO-2.

Recreational

•  What recreational facilities are available? A Clubhouse with meeting space, big screen TV, a library, a kitchen, and a workout room is free for use by a resident.

•  Can a resident rent the Clubhouse for a private event? YES, for a fee.

•  How do residents access the Clubhouse? While the door is always locked, all residents are provided with the monthly door lock key codes. 

•  As a resident do I have to be a member of the Legends Golf Club? NO, but there are many membership options available.

•  Can residents have personal golf carts? YES. Personal carts may be used throughout the HG community. If they are street ready and licensed, they may be used in the City of Franklin. Use of a personal cart at the Legends Golf Course requires full golf membership and registration.

Services

•  Is mail delivered to the house? NO, the mail is delivered to a central mail kiosk. Owners receive a personal keyed box.

•  Are the streets maintained by the city? NO, they are private and the responsibility of the community. Maintenance is included in the HoA fee.

•  How is trash disposal handled? Containers are provided and it is picked up weekly by the city's trash contractor. HoA2 residents pay a fee for this service. Trash service is in included in the HoA fee for HoA1 residents.

Social 

• Any Social Media? YES, a private website and a private Facebook page.

• Is there a member directory? YES, but restricted to residents.

•  Are there community events? YES, there are several during the year organized by a Social Committee (see the calendar on this website's home page).
